Getting Started

Before we start a project, we will sit down with you (and your architect and/or Designer if applicable) to walk through the entire construction project with all of the details and timing of the project. We discuss exactly which parts of your home will be affected by our work, and explain how we will protect your living space from our work areas.


Project Meetings

Chouteau Building Group is 100% focused on making your vision a reality.  Communication is paramount to accomplish this. We conduct regularly scheduled weekly meetings throughout the construction process so that everyone is on the same page. There is still daily communication during the project, however we find it is invaluable to meet (minimally) on a weekly basis.  A typical weekly meeting may include the homeowners, Chouteau Building Group personnel, the Architect, the Interior Designer, as well as any pertinent Subcontractors or vendors as may be necessary. We continually strive to not only deliver, but to exceed the homeowners’ expectations.  


Allowances

Some line items in our Schedule of Values are noted as Allowances. An Allowance is typically an item where the homeowner makes a selection. A light fixture, or the exact profile of window casing, and that choice dictates the price. In some cases, an Allowance is an item that we cannot know the exact extent of until the work is being performed. We make educated guesses as to what you would realistically spend for these items based on our conversations with you, the scope of the project, and the level of finishes in your home. We are completely transparent with our allowance prices, and we will tell you how much an item may cost in advance. If you select a light fixture that costs $160, then we charge you $160, and giving you a copy of the receipt. Profit and Overhead will be applied to the total cost of allowance items.


Profit & Overhead

You will see a line item at the bottom of our Schedule of Values called Profit and Overhead. This number is based on a percentage that is charged on all items (materials and labor) required for the successful completion of your project. This percentage covers all of our overhead including but not limited to: rent, vehicles, office personnel, and other normal overhead expenses. This allows us to make a reasonable profit on our work and ensures that you are receiving the best services and highest quality.


Change Orders

In the event that we encounter an unforeseen conditions or the homeowner(s) want to change the scope of work, we will present a Change order - what we call a Work Authorzation. Work Authorzations can increase or decrease the cost of the project.  Before any additional work starts, the homeowner reviews and signs off on a Work Authorzation form. Chouteau Building Group does not charge a Change Order fee. 


Contracts

We use AIA contract documents (American Institute of Architects) and are happy to provide you with a draft copy for review. Why do we use contracts created by Architects? We feel it is important to have a 3rdparty contract, as opposed to a contract that we have crafted. AIA documents have become the industry standard.  You will find the AIA contract is fair to all parties and is not slanted to the Builder.
